Multi-property portfolios get a 2% reduction on any tier. Larger discounts are available for luxury or high-nightly-rate homes — ask your account manager.

Onboarding fee

What it covers, and why onboarding isn't instant

Getting a property live properly takes more than flicking a switch. Your onboarding fee goes towards:

  • Professional photography
  • Listing creation & marketing strategy
  • Software & systems setup
  • Coordinating your on-the-ground team
  • Readiness & compliance checklists
  • House manual & digital guest guide
  • Initial viewing & inspection
£300 base for a 1-bedroom property, +£30 per additional bedroom — minus anything you've already got in place (e.g. existing professional photography).

Direct booking fee

Cutting out platform commission, for everyone's benefit

When a guest books directly with us rather than through a platform, we apply a 5% direct channel fee — covering paid advertising, ongoing SEO, extra admin and guest support, and the added vetting that comes without a platform's built-in protection. A further 1.5–2% payment processing fee applies to anything not paid by bank transfer. In short: guests pay less, you earn more per stay, and we can keep growing direct bookings without exposing you to fraud or chargeback risk.

Your monthly payouts

Predictable income, fully transparent

Guest pays. For their stay and cleaning fee, whether through a platform or directly with us.

Platform commission. Where a platform takes its own cut, we apply a small markup to offset it.

Client account. Net income sits in our client account while we settle housekeeping, maintenance, and our fee.

Your payout. Sent with a full statement — gross income, costs, net income, and how the property performed.

Need mid-month figures? You'll get your own Owners Portal at launch, with live booking and calendar info — or just ask, we're happy to update you anytime.

Furnishing your property

If it's currently unfurnished

Guests expect hotel-grade comfort. Full interior design isn't included in onboarding, but we're happy to advise or arrange it as an optional add-on — just ask your account manager for our go-to trade partners:

Insurance & mortgage

Two calls to make before we sign

Sort short-let insurance. Standard landlord insurance usually doesn't cover short-term letting — you'll need buildings, contents and public liability cover specifically rated for guest use.

Call your lender, if there's a mortgage. Ask directly whether short-term or holiday letting is permitted under your current terms. Many residential mortgages restrict this, and some lenders will ask for consent-to-let or a switch to a holiday-let product.

Also worth checking: leasehold restrictions with your freeholder, and whether your local council requires a short-let licence.

Fire safety & compliance

What needs to be in place

  • Interlinked smoke alarms on every floor
  • Carbon monoxide alarm near any gas or fuel-burning appliance
  • Fire extinguisher and fire blanket in the kitchen
  • Clear, unobstructed escape route from every room
  • Furniture and furnishings meeting UK fire safety regulations
  • Current gas safety certificate and electrical safety certificate (EICR)

Formal assessments — like a fire risk assessment, where required — have to be carried out by a qualified third party. We can recommend trusted professionals and coordinate the process for you, and we'll flag anything outstanding at the property walkthrough.

The journey to launch

Five steps to going live

Agreement & forms. We send your agreement and onboarding forms — once they're back, you're in.

You furnish. You equip the property with furniture and essentials — we'll give you a clear checklist so nothing's missed.

We take it from here. Listings, pricing strategy and guest guides get built, and a deep clean is arranged if needed.

Photography. A professional photographer captures the property at its best.

Launch. Photos go up, the listing goes live, and bookings usually follow within days.

We aim to have your property live within 2 weeks of signing (or of finishing renovations) — this can shift depending on how much onboarding work is needed and how busy our pipeline is.
